This house is even more beautiful in person, it’s such a cool unique layout! Also, this is a really neat neighborhood (we live down the street) that no one really knows about. Very close to everything with a lot of really cool, close knit neighbors.
As of 3pm yesterday there were already 3 offers submitted and others on the way. Agent said it would sell above list if buyer can get appraisal (unless cash). Price per SF is reasonable for area although house is larger than most in the immediate neighborhood. Cool redo with lots of creative touches. A bit rough in places but overall a really nice overhaul.
I live a few blocks away and this area is just being discovered. Not too many single family homes in Burleson/Parker Heights and turnover is much lower compared to other areas of South Austin.
Petty crime is still a problem in 78741 and there was a murder on Mission Hill two nights ago (gang fight). That said, most of the people who live in the single family homes in the area really like it and see the improvements coming as Riverside is redeveloped (and eventually E Oltorf). Riverside is already undergoing changes and the city wants the area to be the gateway from Bergstrom to downtown with mixed use development.
Houses were selling in the $150k-170k range until recently but the most recent sales indicate upward price pressure. Our own mid-century ranch was just appraised for about 40% more than we paid just two years ago.
