I’ve always wondered what this placed looked like on the side and especially the courtyard. A bit bland (at least in the staging) but nice enough.

WOW, the owners of this house did a GREAT Job!!!!!!!! We put an offer on this house before the current owners with plans of doing what they did, plus adding some square footage. Deal fell through thanks to flood plain issues and not being able to add space. I know all to well what that place looked like inside before the renovation . . . again the owners did a GREAT job!!!!!!! Great house, great location! Hope they get their price.
I believe this home was in an issue of Atomic Ranch in 2009, FYI. I’ll try and dig up the issue number if I can find it.

Hmmm… flood plain issues. Had to look this up – looks like it’s in the 100 year floodplain. I’ve never come across this; does it mean the lender will balk? Or can’t get it insured?
Too bad; I like the house.
Not sure what the financial landscape is like now, but lending was not a problem for us several years ago. However, you would have to buy flood insurance which would add to your monthly payments to some degree – can’t remember off the top of my head how much.
Spoke with owner at open house, flood insurance was $1200 a year.
They got at least 2 offers immediately after the open house.
I really like this house.
Pending in one week. DAMMIT.

Coming from DFW last year I was thrilled to sell my house in 3 months and lose $100,000. I talked to people in Austin that said “I can’t believe it took me a whole month to sell my house (frowny face).”
Oh, there’s still a downturn here, believe it…just NOT on restored semi-centrally loacted 50’s MCM’s featured in Atomic Ranch Magazine with landscaping by Robert Leeper! 😉 Did you see the “before” pics – blech! Glad it sold quickly though: there’s hope here, restore, NOT Home Depotize and you’ll do okay! Someone needs to write an article on this house for the Statesman’s real estate section (maybe they’ll start doing Stenger restos some justice!).
Seriously – good for them. I didn’t even get a chance to go see it before it was snatched up.

It’s not a downturn Austin is experiencing, it’s a slow but sure reversion the mean. This seller made out, and it seems that was the plan from the get go, (do real people actually buy homes to just live in them anymore?), and I’m sure the hype on here helped a whole bunch. Frankly, I think the webmaster should get a percentage of the selling agent’s cut.
I saw the place, (and the wonky garage they didn’t include in the photos), and the area (lots of tract hovels) and the flood maps. The lesson here: put a round blob of grass in front, install some Ikea cabinets, and plant an agave in front. Instant equity.
